Property investors looking for high yields and long term capital growth advised to buy now
Property investors who are determined to benefit from higher than average yields are advised to enter the market now, according to leading Brisbane Property Investment Consultants, Grow Consulting Group.
Managing Director of Grow Consulting Group, Ayda Shabanzadeh, said that as the Brisbane market is now at the bottom of the property clock, this is definitely the best time for investors to enter the market and reap the rewards over the long term.
"What this stage of the property clock means is there is currently an abundance of options and bargains on the property market at the moment, making it possible for investors to seek out a great opportunity now for long-term capital growth," she said.
"While capital growth is still at least 24 months away, the current undersupply of rental accommodation makes for great rental yields right now."
According to Ms Shabanzadeh, a severe shortage of new building projects and approvals over the time of the Global Financial Crisis, together with increasing population as a result of immigration and migration from interstate, has created an undersupply of housing.
"Our vacancy rates nationally are incredibly low, so, depending on the property and location, you shouldn't have any trouble finding tenants for it."
Ms Shabanzadeh said that property investors buying in today's market are also able to take advantage of tax advantages for owning an investment property, provided the property is not bought off-the-plan, as these only come into effect upon completion.
Ms Shabanzadeh said that most property investors typically become active at the top of the property clock, when capital gains on property are evident, but this is actually the wrong time to buy.
"This is because there are plenty of active buyers and investors around and sellers are therefore able to name their price, making it harder to source a bargain," she said.
"The time to buy is when there is minimal buyer interest so you can negotiate, and hold your property for the capital gains that will come at a later stage, making the most of good yields and tax benefits until that happen."
